cost?’ asked one of our best friends. ‘Between $180,000 and $260,000 depending on size’, was my well-rehearsed line, thinking it was a fairly obvious answer to an even more obvious question.
She laughed and said, ‘Oh, I thought you were going to say $20,000!!’ then we both laughed – hard!
From there we carried the jovial conversation forward imagining the humble, unapproved abode we could create for her $20,000 perceived budget – dirt floor, straw-thatched roof, beaded doorways, etc. On went the ramblings, and the laughter continued.
This conversation came back to me a few days later as I considered the misconception about what a modern-day granny flat is, and what it truly costs in today’s market; after all, if my BFF has no idea, how could we expect the general public has any idea when they begin the enquiry journey?

The term ‘Tiny Homes’ has been used and refers to relocatable container homes, so that term doesn’t accurately describe what we do either.
We include ceiling fans, dishwasher, roller blinds, flyscreens, floor coverings – even a separate letterbox if/when required. It’s just like a new traditional home you would build, minus a couple of bedrooms and a garage.
There are some variables to consider with costing, such as whether the property has access to town services or is on septic, engineering requirements, bushfire ratings, and location to the main dwelling. However, here is a rough guide to some pricing:
50m2 - 59m2 granny flat will cost between $165,000 - $195,000
60m2 - 69m2 granny flat will cost between $190,000 - $225,000
70m2 - 80m2 granny flat will cost between $225,000 - $260,000
